If you drive along Kings Manor at night and pass the Luxborough entrance or if you enter the neighborhood from Spring Creek, you’ve likely noticed the monument lights sporadically working for the past few months.
This is not a new issue. Many HOA boards over the years have worked on community lighting issues, especially at the Luxborough entrance and tried to resolve past problems.
We have yet to find a permanent solution that will fix this complicated problem. Over the winter holidays, we had to have an electrician come out to try to fix the lighting at Spring Creek entrance and they could only get the holiday lights to come on.
In addition, we have had two commercial electric companies come out to access the situation. The first company that inspected the lights got some of the lights to work but concluded that the underground steel conduit originally installed by the developer of Phase 3 most likely has corroded between the Spring Creek entrance to the Luxborough entrance. The corrosion was deemed to have caused an electrical short after it rained, and thus tripped the circuit breakers.
The recommended fix would cost more than $12K and involved boring 350 feet of land from Spring Creek to the Luxborough entrance. Unfortunately, the vendor could not guarantee that this would fix the lighting issue at both entrances.
In my opinion, their proposal would not have fixed the root cause of the problem, and the HOA would have to pay more to remedy the lighting issue.
A second company visited the neighborhood several times over the past few weeks. While they got some of the lights to work, they never could determine what was causing the lighting to trip. They determined that there was an underground short within the steel conduit running out of the electrical panel to the Luxborough entrance. While both companies concluded that there is a high probability that an underground electrical short is causing the lighting issue, each company had a different theory as to where the short is taking place.
The electrician did not have the capability to bore underground and install new flexible conduit. This week, another commercial electrician will assess what is causing the lighting issue at the Luxborough and Spring Creek entrances so we can take the necessary steps to restore lighting at both the Luxborough and Spring Creek entrances.
While I am sure that this lighting issue is as frustrating for you as it is for the rest of the Kings Ridge residents, we appreciate your patience while we work to resolve this issue once and for all at a cost which spends your HOA dollars wisely.
We will send out another message as soon as an acceptable solution is presented to the HOA.
